Housing Sales Peak in July
According to data from the Turkish Statistical Institute (TÜİK), housing sales across Türkiye rose 12.4% in July compared to the same period last year, reaching 142,858 units. This means the recent upward trend in sales has continued.

Hakan Bucak, Chairman of the Board at Hakan Bucak Real Estate and real estate entrepreneur, commented on the data, stating: "Investors are not abandoning this safe harbour."
Highest monthly sales of the year
July marked the month with the highest monthly sales of 2025. It also ranks as the second-best July in history. Sales for the January-July period increased 24.2% to 834,751 units, representing the second-best seven-month performance since 2020. Bucak said: "If demand continues at this pace, 2025 could be a record year."
Credit barrier for middle-income earners
Noting that investment-driven purchases are active but that middle-income earners are struggling to access housing, Bucak stated: "The biggest problem for middle and upper-middle income citizens is access to credit and high interest rates. In July, the share of financed sales was only 12.9%, the lowest level of the year."
Caution in production, supply shortage looms
According to Bucak, another critical issue in the market is the slowdown in residential construction: "Housing producers are moving cautiously due to rising costs and unpredictable market conditions. Despite brisk sales, production not advancing at the same pace could exacerbate supply problems. Production must be supported to prevent a deepening of the housing crisis."
