ATA Gayrimenkul Yatırım Ortaklığı (ATA GYO) announced its 2025 financial results. The company closed the year with stable rental income and a straightforward, predictable revenue structure, while increasing total portfolio value by 43% to TRY 825.7 million. Total assets reached TRY 878 million, and equity stood at TRY 729 million.
ATA GYO General Manager Onur Karahan stated: "2025 was a year in which we improved the efficiency of our existing portfolio and increased our portfolio value to TRY 825.7 million through new investments. We reinforced the stable cash flow generated by our Tekirdağ, Kayseri and Lüleburgaz Ata Corner projects with the value appreciation of our Kilis project, which we added to our portfolio. Through our debt-free balance sheet and effective cost management, we increased our operational profit in real terms and strengthened the value we deliver to our stakeholders. With our 'Ata Corner' concept focused on Anatolia's potential, we will continue to grow our portfolio with quality assets in 2026."
Strong Portfolio Structure and Real Income Growth
ATA GYO's portfolio provides regular and balanced rental income through Ata Corner projects in Lüleburgaz, Tekirdağ and Kayseri. In 2025, the company achieved TRY 44.4 million in revenue, recording an 18% increase in rental income in real terms. The operational profit of TRY 60.4 million was driven by stable rental contributions from existing assets as well as strong real value increases from the revaluation of properties in the portfolio. Through disciplined management of operational costs in an inflationary environment, gross profit reached TRY 27 million, up 4% in real terms.
Kilis Ata Corner: Strategic Contribution to Portfolio
The Kilis Ata Corner project, the current pillar of the company's growth strategy, has made a significant contribution to portfolio value. A strategically located land parcel purchased in April 2025 for TRY 24 million is valued at TRY 35.7 million in the portfolio following year-end valuation work. This development demonstrates that the investment has strong value appreciation potential even at its initial stage.
The project, which will host global brands such as Burger King and Popeyes, is expected to be completed during 2026 and begin generating rental income as of 2027.
General Manager Onur Karahan, noting that the company enters 2026 with strong portfolio size, a debt-free balance sheet structure and solid liquidity, said: "We aim to transfer the experience we have gained from our current projects to different cities of Anatolia through new 'Ata Corner' investments and increase our scale through strategic partnerships. Our business model, which provides predictable cash flow, creates a solid foundation for our growth steps in the new period. With our confidence in Anatolia's commercial potential, we will continue to create sustainable value for our investors. I thank all colleagues who contributed to this success and our stakeholders who trust us."
